Your 10YPP helps ensure that your school buildings are maintained and can support twenty-first century teaching and learning.
Your approved ten-year property plan will show what work needs to be done to maintain your School. The first 5 years has budgets confirmed by the Ministry.
To get this right your advisor needs to be able to assess your building and know what is defective, what might become defective in future and most importantly what it will take and what it will cost to stop defects impacting on learning.
A special kind of consultant is needed to write this plan. A consultant with the right balance of expertise in building pathology and the cost of works.
This is not a role for designers or builders. This is role for a surveyor. Specifically, a Chartered Surveyor from Construction Cost Consultants.
Martin is a Chartered Surveyor and has been a Fellow of the Royal Institute of Chartered Surveyors for over thirty years, Martin has been dealing with building defects and repairs and maintenance for over 40 years.
Tom is a Fellow of the Royal Institute of Chartered Surveyors and an expert in project management and the cost of construction. Before coming to New Zealand Tom was responsible for the maintenance of all the state Schools serving a major UK City. He knows all about the problems inherent in School buildings and the way they can be fixed and what it might cost.
Brett brings to the team expertise in building process and methods. Cost, time and impact.
In the last 25 years Brett has undertaken repairs and maintenance on some of the worlds most important buildings such as Westminster Abbey, Victoria and Albert Museum, and the Palace of Westminster (UK Parliament Buildings). Brett is thorough and practical in his approach to maintenance and planning.
In addition to undertaking repairs and maintenance we are also heavily involved in project delivery. We are currently working on Wainuiomata High School and Mana College for the MoE. The following completed projects come from our extended portfolio.
Example 1 – Primary Schools
This 2FE new build primary School was constructed to meet rising School numbers. The School design is leading edge and one of only a handful based on a Scandinavian model of delivering education. This Design/Build contact value was for $10 million. The works were completed on time on budget and the School staff and stakeholders universal in their praise.
The principle objective was to provide the highest quality teaching space in order to combat the low levels of achievement endemic in one of the UK’s most deprived wards. The design used proven methods to provide a sustainable low maintenance with natural daylight and local control of environment. It achieved a sustainability BREEAM creating of ‘very good’. This was quality only tender subject to a GMP.
The School was opened by the Archbishop of Canterbury.
Working with education our staff developed all the tender documents and acted as QS and PM (Engineer to the Contract).
Example 2 – High Schools
The School was originally constructed as a girls gramma school in the 1930’s. By 2008 the buildings had exceeded their usefulness and new School was constructed on the site. Previously, the school had a poor record of delivering learning.
The enhanced facilities and focus on teaching spaces designed to encourage learning brought about a major improvement in educational outputs. The scheme was completed on time and to budget and procured using the Design/Build/Finance and Maintain (PPP) approach.
Our Principle Surveyor led the scheme and performed as both Client QS and Engineer to the contract.
